Texas heat and UV are hard on asphalt. That does not mean every weathered roof must be replaced. These seven signs often still leave room for rejuvenation—when overall integrity holds. None of them replace an on-site look.
1. Shingles look dull or chalky, not broken apart
Sun-faded color and surface dryness are common on Hill Country roofs. Widespread breakage, missing tabs, or soft decking point a different direction.
2. Granule loss is moderate, not bald across large fields
Some granule wear is expected with age. Large bald patches, exposed fiberglass mat, or heavy granule piles in gutters deserve careful judgment—and sometimes repair or replace instead of renew.
3. The roof is aging, but leaks are limited or absent
Active, widespread leaking usually means we fix what’s failing (or talk replace) before anyone discusses rejuvenation. A dry attic with cosmetic aging is a better renew candidate.
4. Flashings and penetrations are serviceable
Vent boots, chimneys, and valleys can often be tuned up alongside rejuvenation. If structural details are shot, we say so plainly.
5. The deck feels solid underfoot
Soft spots, sagging planes, or rotten decking are replace-territory signals. A firm deck with tired shingles is closer to a restore conversation.
6. Attic heat is manageable—or fixable
